Large crowds gathered at the Kwun Tong sales office on 25 August 2026 as the latest Green Form flat-selection exercise began. Shing Chi Court’s most sought-after high-floor flat, Block A flat 3806, was selected shortly after the process opened, although reports differed on whether it was taken immediately or within five minutes.
The newly developed Shing Chi Court in Kowloon Bay offered 857 flats at 60% of market value. Flat 3806 was reported to have a price of about HK$3.54 million and a saleable area of roughly 420 to 462 square feet.
Buyers interviewed by Ming Pao, i-CABLE and RTHK cited Kowloon Bay’s transport links and established community facilities as reasons for choosing the project. They also mentioned affordability, views and family considerations.
The exercise also included previously sold Green Form flats and recovered Tenants Purchase Scheme units. Reports put the totals at approximately 120 and 400 respectively, while one report gave more precise figures of 121 resale units and 411 recovered units.
Some applicants affected by public-housing redevelopment or clearance projects selected flats in Shing Chi Court or other developments. Interviewees said moving could bring them closer to family, or allow their former public-rental homes to be passed on to people in need. One buyer chose a mid-floor resale flat in Sha Tin, citing the area’s school network and cycling facilities.
Applicants in the first selection round generally obtained their preferred homes, while some later applicants had to change their choices when units were no longer available. Several interviewees said reserved units did not significantly affect their decisions, but one buyer said the effect on applicants with later numbers was uncertain. Reports also differed on the scope of the reservation and priority arrangements, leaving those details unclear after the first day.
