Hong Kong’s private-home rental index rose 0.47% in September to a record 212.2, extending its run of monthly increases to 11. It was 6.15% higher than a year earlier.

The Rating and Valuation Department’s private-home price index, which reflects second-hand home prices, rose 0.19% from August to 320.8, its second consecutive monthly increase. It was up 9.34% year on year and more than 7.08% over the first nine months of 2026.

The price movement differed across districts. The index rose 3.54% in Kowloon, where the average selling price was about HK$5.37 million. It fell 1.25% in the New Territories, where the average was HK$4.85 million, and 0.46% on Hong Kong Island, where it was nearly HK$5.78 million. The island index had declined for a second consecutive month.

By flat size, the index for homes of 431 square feet or less was unchanged for a third month, while the index for units at least 1,000 square feet rose 0.79%.

The head of research at Ricacorp Properties Limited forecast that prices would be stable or slightly higher in the fourth quarter; a 1.5% rise would bring the full-year increase to about 9%. He also forecast rent rises of about 1.3% in the quarter and 7% over the year. He was cautiously optimistic about prices in 2027, while saying interest-rate movements remained uncertain.

Colliers expects home prices to rise 8% to 10% in 2026 and 3% to 6% in 2027, with next year’s increase more moderate, according to its senior director for project development and planning.
