MTR files High Court claim over alleged HK$340,000-plus rent arrears at OPATRA London’s Sha Tin shop

Hong Kong’s MTR Corporation has filed a High Court claim against Sayles Retail Limited, the Hong Kong-registered company operating OPATRA London, over alleged rent arrears and other charges at the brand’s shop in Sha Tin’s Link Square. Reports put the amount sought at about HK$340,000 to HK$347,000, with interest and other costs or damages also mentioned. MTR is seeking vacant possession of the premises.

The shop reportedly stopped trading in August 2026. Reports differed on the precise date, with one account saying it closed from August and another citing 16 August, when it allegedly ceased business for more than three days. The reports also linked OPATRA London to an earlier Customs investigation into suspected unfair business practices and possible breaches of the Trade Descriptions Ordinance, with arrests reported. Those are investigative developments and allegations separate from the tenancy claim, rather than findings established in this case.

According to details reported by Ming Pao from the court filing, the tenancy covered shop No. 30 at Link Square for three years, from 1 March 2026 to 28 February 2029. The monthly rent was reported to be more than HK$150,000.

The filing reportedly alleges that Sayles Retail failed to pay three months of rent and related charges from July to September 2026, totalling HK$347,000. The reported items included rent and other tenancy-related fees, such as management, air-conditioning and promotional charges. MTR was said to have sent notices about the alleged breach on 20 and 27 August.

MTR filed the claim around 2 September, according to reports published the following day. The action seeks payment of the alleged arrears and related sums, as well as the company’s removal from and return of the shop. The reported allegations have not been presented as a court finding.
